Living in Miami Beach
Miami Beach is a separate island city east of mainland Miami, between Biscayne Bay and the Atlantic Ocean. Its neighborhoods range from the Art Deco streets of South Beach to Mid Beach resorts, North Beach and residential islands.
A place with more than one rhythm
South Beach brings architecture, beach access and an active street scene together. Lummus Park follows Ocean Drive, while South Pointe Park marks the southern tip of the island. Farther north, the setting shifts between oceanfront buildings and residential streets. Treat Miami Beach as a collection of distinct places rather than one uniform market.
Homes and everyday living
A home here might be an apartment in an older architectural district, a residence in an oceanfront tower or a house with a garden or waterfront setting. The experience depends on the block as much as the floor plan. Compare the approach to the building, outdoor space, parking and the route to the places you visit most often.
Finding your part of the Beach
Start with the kind of day you want to have: a walk to the ocean, time on the bay or easy access to restaurants and cultural venues. Then visit specific streets at different times. M Group can help distinguish a building’s advertised setting from the everyday experience of living there.

South Beach & South of Fifth
Art Deco streets, the ocean and South Pointe Park shape the southern end of Miami Beach. Compare a residence near the park with one closer to Ocean Drive: building scale, street activity and the walk home can feel very different.
Mid Beach & North Beach
Mid Beach combines oceanfront hotels and residences with inland residential streets. North Beach offers another coastal setting farther up the island. Tour the actual block and beach access, rather than judging either area by a Miami Beach address alone.
Venetian Islands
The Venetian Causeway connects these bay islands between Miami and Miami Beach. For a waterfront home, compare exposure, frontage, seawall condition and the boat route. Confirm the municipality for the specific parcel; the island chain crosses city boundaries.
Sunset Islands
Sunset Islands I–IV form distinct residential enclaves on the bay side of Miami Beach. Compare each property’s waterfront orientation, access arrangements and route to daily destinations. A waterfront address alone does not establish dock suitability.
What to know before buying
Waterfront ownership
Ask for the survey, elevation certificate, seawall inspection and dock permits. Have a marine specialist check water depth and the full route for your vessel, including bridges. Review flood insurance using the exact address.
Architecture and renovation
Confirm whether a home is individually designated or within a historic district before pricing exterior changes. Miami Beach’s Historic Preservation Board reviews work affecting designated properties and districts.
The condominium behind the apartment
Read applicable milestone inspection reports, the structural integrity reserve study, budgets, insurance and pending assessments. Compare total ownership costs as well as the asking price.
THE REAL ESTATE PERSPECTIVE
How to compare this market
Compare condos within the same building or genuinely similar buildings; compare houses separately by island, waterfront exposure, lot size and condition. A citywide median blends markets with very different characteristics.
For current pricing, ask M Group for a dated comparison of closed sales, active listings, days on market and price per square foot for your property type and search area.

Miami Beach questions
Is Miami Beach the same as Miami?
No. Miami Beach is its own city on the coastal islands east of mainland Miami. Downtown Miami and Brickell are on the mainland.
Is South Beach all of Miami Beach?
No. South Beach is one part of Miami Beach; Mid Beach, North Beach and other residential areas offer different settings.
What kinds of property can I explore?
Condominiums and single-family homes are both part of the market. Ask M Group to compare current options by exact location, property type and your priorities.
How should I compare Miami Beach waterfront homes?
Separate bayfront and interior homes, then compare usable frontage, exposure, lot dimensions, elevation, seawall condition and permitted docking. Confirm the route and depth for your boat rather than relying on the phrase “ocean access.”
